This multi-unit development BY Regional Housing Limited has delivered 16 new affordable housing units to the Bundaberg region, helping to meet the growing demand for quality, accessible housing.
While the construction of the complex itself was relatively straightforward, the site presented several challenges. Located within a transport noise corridor and situated on a long, narrow allotment, the development required extensive earthworks, including tiered concrete sleeper retaining walls and more than 5000m3 of imported inert engineered fill, to achieve suitable site levels and facilitate stormwater drainage to Council’s infrastructure at the front of the property.
To address stormwater management requirements, an underground stormwater detention system was installed beneath the main driveway consisting of 55 precast concrete tanks with a total storage volume of 385,000 Litres, capturing and controlling runoff before discharging to the Council network. Acoustic fencing was also constructed along the front and side boundaries to satisfy Department of Transport and Main Roads requirements associated with transport noise corridors.
Each of the 16 units features two bedrooms with built-in robes, a bathroom, a private alfresco area, and a secure lock-up garage. Accessibility considerations were incorporated throughout the development, including threshold ramps to external patio and alfresco doorways, providing a level, step-free transition between indoor and outdoor spaces. Aluminium fencing to the front of each unit creates a secure and private enclosure for residents' alfresco areas.
Externally, the buildings showcase a contemporary mix of materials, including brick veneer construction, James Hardie Scyon Axon and Linea cladding, and Colorbond roof sheeting. A central driveway finished in Salt & Pepper exposed aggregate concrete connects the units, while conveniently located shared green spaces, visitor parking, and bin enclosure facilities are thoughtfully integrated throughout the complex.
Internally, the homes are finished to a high standard with a combination of vinyl plank flooring and tiled surfaces. Kitchens, bathrooms, and laundries feature durable laminated benchtops, while bedroom robes are fitted with sliding doors incorporating one laminated panel and one mirrored panel, providing both functionality and visual appeal.
Neutral colour schemes have been adopted throughout both the interior and exterior finishes, creating a timeless aesthetic that enhances the development's visual appeal while providing a contemporary, low-maintenance environment for residents.
