Our Home Builders Bundaberg Process

Throughout our 50 years of experience building homes in the Bundaberg region, we have developed a thorough and effective process through which to construct homes of the best quality and this process involves six main steps. 1/ Deposit and site investigations

After we have discussed and finalised a home design with you, we will provide you with a preliminary quote. Whilst this quote is accurate, there is always the potential for external factors to impact on the price of construction. For this reason, we will conduct a thorough site investigation that includes an assessment of soil classification, slope, flood levels and any other factors that might impact the construction of your home. A minor deposit is necessary to conduct this investigation, which allows us to offer you a fixed price contract.

2/ Council lodgement

After we have prepared your fixed price contract, we will lodge a copy with the council for plumbing approval and with a private certifier for building approval. This typically takes 2-4 weeks.

3/ Commencement

Following the approval of your plans, we will issue orders to all of our sub contractors. Our contract allows us as your Bundaberg home builder 20 working days to commence on site and the date of commencement – whether it is on the 20 th day or before – is deemed the starting date.

4/ Progress Payments

Five progress payments will be made throughout the process. The first payment is made at ‘base stage’ when the slab is poured; the second is made at ‘frame stage’ when the trusses are erected; the third is made at ‘enclosed stage’ when all doors and windows are in place; the fourth is made at ‘fixing stage’ when all internal doors are fitted, as well as skirtings and architraves; and the final payment will be made at ‘practical completion stage’ when all works have been completed and a Final Inspection Certificate has been issued by a private certifier.

5/ Handover

The keys are provided to you – the owner – upon completion of all payments. A Murchie Homes representative will conduct the handover inspection and work with you to note any items that require attention under the defects period.

6/ Maintenance

All of the houses constructed by Murchie Homes have a 12-month maintenance period and a standard 6 year, 3 month QBCC warranty period. This is a testament to the quality of your home and gives you peace of mind, knowing that you are covered if anything does go wrong.
